Treasurer’s Report –
We continue to make headway on recovering delinquent HOA dues. We now are down to 10 from the 13 we had from the last HOA meeting. It is easy to forget about these small fee’s so please double check with your board secretary, Mimi Kuchman, on whether you are current or not.
2015 HOA Dues – The first E-mail notices have been sent out for 2015 HOA dues. We realize not everyone receives the updates through email so we will be sending a second notice via US mail for any outstanding dues in the last week of February. For all dues not received by March 15th, the board will reach out in person by telephone. Any past due amounts owed will be notated on the February Reminders, please check your notice for any past due amounts. HOA fee’s are due by March 15th.
Entry Signs – As discussed previously the entry signs at the west entrance are in serious need of repair. During this process the board is trying to keep the entry signs consistent with other neighborhoods in Columbine Valley which is proving to be a challenge budget wise. The Board has determined the use of Stucco as being the most cost efficient way to have the signs repaired. The West Entrance Columbine Country Club sign is an example of what the Stucco sign will look like. The Board is also working on a way to keep the columbine flower emblem as part of the new sign. At this point budget will only allow for the repair of the West sign. Estimated cost of this project is 4000.00$.
Architectural Review –
A majority of the architectural requests continue to be mostly roof replacements due to the hail storms this summer.
Landscape and Maintenance –
Most of the light fixtures around the West entrance to the neighborhood have been replaced. The Board is continuing their work to replace the fixtures that are in disrepair or just need to be updated. You may have noticed that the base of the light fixtures have been painted (Thanks Mimi!).
The Board continues working on the landscaping of the West entrance off Platte Canyon. The proposal includes removing the Spruce trees on both sides of the sign, the use of river rock in the planter boxes as well as re-evaluating some of the perennials, plants and other flowers not only improve looks but most importantly help reduce ongoing maintenance costs. Part of the proposed project will be to train the Virginia creepers along the fence line. The Current budget for this project is around 3000.00$
Old Business –
Covenant Enforcement – Thanks for your efforts on keeping The Village a beautiful place to live. Please remember to keep yards clear of debris and weeds.
Basketball Goal at end of Columbine LN – There has been ongoing discussions around a basketball hoop at the end of Columbine LN. The Board has determined that this will not be a possibility at this time due to various concerns. Please feel free to reach out to the board for more details.
The Board is looking for ways to increase the number of volunteers for various ground keeping tasks around the neighborhood. There are major improvements that need to be made so the less money that is spent on simple tasks the quicker we can accomplish our goals. Please let your board know if you are willing to help out with planting/weeding or any other task that may be of service to our community.
New Business:
The Board would like to welcome Adam and Marie Green to the neighborhood. Adam and Marie recently moved in to the property at 3 Village Ct. Please help us in welcoming our new neighbors to the Village!
The Board has approved an Increase to the HOA transfer fee’s for the sell of a house. The new fee will be 200.00$ which is more closely aligned with the state wide average.
Rush hour traffic continues to be a concern in our neighborhood. It was suggested that we ask the Columbine police to help control this traffic by upping their patrols during those times and lessoning tolerance for speeding or running stop signs. In the past there have been discussions of putting a gate at the West entrance but this is not possible due to bureaucratic red tape.
If you would like to Volunteer to host the neighborhood holiday party next year, please let your board know. The board will help with coordination and budgeting based off of previous years experience. We also want to thank Ron and Susan Brown for graciously hosting this years party!
The Board will be sending out Volunteer requests well in advance of any opportunities that are coming up. The first volunteer day will be Summer clean up. Dates have not been finalized yet, but please feel free to reach out to your neighborhood board members if you have interest in helping.
This years Summer party will have a slightly different format from years past. Instead of hosting on a Friday afternoon the board would like to move the party to the afternoon of Sunday June 14th from 4-8PM. Historically the summer party has been held on Friday afternoon on the weekend of the neighborhood garage sale. By moving the party to Sunday the hope is to have more participation as there will not be any contention with work schedules or other activities. The current scheduled date for the Garage sale is Saturday, June 13th.
