Financial Report
- There is still one past-due HOA fee. The HOA will lien after two years on non-payment.
- Dues notices will be sent out in December as an official bill.
- The Board will work on updating the resident database.
Design Review
- Discussed ongoing unapproved changes to exteriors.
- Regarding new requirements for design review/fine program, residents have 60 days to comply with HOA requirements/correct any issues. Should a fine be assessed and not paid, the HOA will place a lien on the property with an interest rate of 5% annually.
- 9 Village Dr sent preliminary plans for review.
- No other requests.
Landscaping
- Downed branches in pocket park have been removed.
- Estimate for pocket park trees ~$1600 (cottonwood and box alder). Probably scheduled for spring.
- Xcel trimming trees along Platte.
- Bulbs replaced on entrances.
- Blowing out sprinklers soon.
- East entrance: landscaper wants to redo. Will provide estimate in spring.
- There are 2 downed trees in the Nevada Ditch. It is the homeowners’ responsibility to remove.
- Willi to craft letter regarding downed trees.
New Business
- HOA receives $2000 for neighborhood entries.
- Mimi Kuchman (P&Z Board member) requested that the trustees increase the entry budget to include east entries along Middlefield. This request will go to Trustees as a ‘note’.
- There is a bit of a construction mess from Wilder Lane in the corner behind the Maxwells. The Town is aware.
- The Board would like to reserve town hall once a year (January, proposed) to invite all residents to attend meeting. All residents are invited to attend any and all meetings throughout the year.
- Christmas party. We are reaching out for a venue in the neighborhood. Scheduled for Dec 1. Mimi and Tiernan to handle catering.
- West entrance update: Jeff Brooks had a breakfast meeting with Mayor Richard Champion regarding our west entrance. There is a clear concern over cut-through and traffic at the Platte/Village intersection. The Board needs to come up with several plans to present for approval. Littleton Fire and Police need to approve first. Options include gating the entrance, erecting a breakaway wall, modifying so that it is an exit only, creating a pedestrian path to enable crossing of Platte. The Board believes this is a quality of life and a safety issue and plans to proceed with addressing the concern. Resident feedback is welcomed.
- The covenant updates are complete and are in final legal review. They will be sent to residents upon completion of this review.
